How much does a house renovation cost? When it comes to renovating your own home, this is one of the first things you should establish.
There is so much hype around home improvement, in part fuelled by shows like The Block, House Rules, Selling Houses Australia and Grand Designs Australia and entire channels like 9Life, which features home improvement shows from around the world.
There is, however, one key aspect missing from the majority of these shows and it’s the most important of all – a realistic renovation cost! On a renovation TV show, costs are reduced through sponsorship deals and discount agreements and budgeting doesn’t make for the most riveting of television, so it’s never discussed in great detail.
The best place to start is with some facts and ballpark figures. We have complied data from our previous jobs and experiences to develop some estimates, but they are just that – estimates. Exact prices depend on the house, scale, type of construction, scope of works, selections, planning requirements, inclusions and exclusions. The only way to obtain a final renovation cost and comprehensive fixed price quotation is for us to complete our full planning, bill of quantity and quotation process.
How much does a bathroom renovation cost?
Let’s start with the bathroom. For less than $7,500, you could potentially rip out and replace the vanity, toilet, shower screen, tapware and accessories for a minor makeover. This facelift does not involve retiling, relocating fixtures or any construction works.
The moment you wish to remove and retile the walls and/or floors, we compromise the waterproofing system. As a licensed builder, we must build to the National Construction Code and relevant Australian Standards. Therefor this means we need to strip it back to the frame and complete the renovation to the current code.
Bathrooms are the single most expensive room to renovate in any household. What most people don’t realise is the vast number of trades, steps and processes involved in such a small space to achieve compliance.
The biggest benefit of a full bathroom renovation is that you open up the ability to rearrange and reconfigure the space with modern fixtures and fittings, improving the layout and functionality. A typical full bathroom renovation will set you back between $25,000 – $35,000, sometimes more for larger bathrooms, in slab plumbing alterations or higher-end finishes.
How much does a kitchen renovation cost?
With the flat pack revolution, you can pop down to Bunnings, Ikea or the like and pick up a full kitchen for anywhere from $8000 – $20,000 plus assembly and installation. But you do need to factor in other costs such as appliances, plumbing, electrical and the demolition and removal of the existing kitchen. Not to mention the cost on your relationship assembling the puzzle!
To save your relationship and open up more opportunities, another option is a complete kitchen renovation. We can reconfigure the space and have a cabinet-maker build a custom kitchen for $40,000 – $50,000.
If your new kitchen design involves opening up the space by knocking down a wall, it’s hard to know exact costs. This is because there are so many differing factors. For instance, houses built with a trussed roof don’t have any roof or ceiling loads on the internal walls, whereas older houses do. You are best to contact a builder or engineer to investigate, design and quote any structural alterations and establish the renovation cost.
